Trend Ekonomi
Untuk mengidentifikasi dan memperkirakan trend ekonomi, perlu mempelajari:
Perubahan ekonomi yang terjadi
Arah perubahan tersebut
Besarnya perubahan
Pengaruh perubahan
Penyebab terjadinya perubahan
Trend ekonomi yang perlu diperhatikan:
Trend ekonomi internasional à dalam ekonomi global, kesejahteraan ekonomi suatu negara dapat secara langsung atau tidak langsung mempengaruhi negara lain.
Trend ekonomi national dan regional à Keadaan ekonomi nasional merupakan hal yang mendasar bagi penilaian properti apapun. (Dana untuk dipinjamkan, pasar uang, tingkat suku bunga, permintaan pasar). Sejauh mana trend ini perlu diperhatikan bergantung pada jenis dan besarnya properti yang dinilai.
Pertimbangan-pertimbangan pasar lokal à Untuk dapat mengerti bagaimana trend ekonomi nasional bahkan internasional dapat mempengaruhi suatu properti, penilai perlu mempelajari bagaimana lingkungan setempat di mana properti berada meresponi trend ini. Ekonomi regional mempengaruhi kondisi pasar lokal, namun pasar lokal tidak selalu mempengaruhi pasar regional. Trend lokal lebih mempengaruhi nilai properti secara langsung.
Trend yang mempengaruhi tanah pedesaan à Penilai tanah pedesaan perlu mengerti hubungan ekonomi pedesaan lokal, dasar ekonomi regional (bersifat pertanian, pemindahan barang ke tempat lain, atau rekreasi), dan ekonomi nasional serta perubahan penggunaan tanah daerah kota dan pinggiran di pedesaan. (Dalam membandingkan properti, perhatikan sekelilingnya, misalnya di sekitar daerah pertanian, pertambangan, pengeboran, rekreasi, iklim)
